1. What is an online lease report?
It’s a report that provides invaluable information on existing
retail leases throughout NSW. Accessed from your desktop, reports
can be sorted by a number
of criteria, such as by centre, landlord, lessee trading name, size, lease
expiry date or rent/m2. Reports can be printed directly from our
site or downloaded
to an Excel file for further analysis.

3. Where does LIS source lease information?
LIS reports are generated using leases purchased directly from the
equivalent land titles offices in each state.
Each quarter LIS compiles a list of leases that have been registered
for each centre, in that period. Copies of the leases are then purchased
and key information entered into the LIS database. The complete database
is then available to both the subscription and individual report users
to interrogate.
4. Is data accuracy guaranteed?
The data is checked by a qualified valuer and land economist who have
several years experience in reading and negotiating commercial leases.
However LIS does not guarantee the accuracy of any information included
in the service and no liability for negligence will be accepted for
any errors, however caused.
5. How are leases registered?
Whilst there are different regulations in relation to registration
of leases in each state, in NSW the time between signing the lease
and registering the document at the Land Titles Office is commonly
between 6-9months. LIS can only access the leases once they have been
registered.
6. Are there any leases that are not registered?
Only leases three years and over are required to be registered. In
certain circumstances, Landlords choose to withhold registering leases
for which they pay a fine. LIS is powerless to obtain this data
in such circumstances.
8. How are current rents calculated?
The calculation of current rent is one of the key features of the
LIS database. Within the database we are able to update the original
base rent to reflect the current rent as at and when the rental reviews
occur. In estimating the current rent LIS uses the concept of FACE
RENT as advanced by the Australian Retailers Association. We are aware
that a number of lessees and lessors enter into deeds which provide
details of incentives, whether rent free or contributions to fitout.
This information is usually not publicly available and therefore we
are unable to provide this level of detail.
8.How are CPI rent reviews calculated?
Where leases have annual rental increases by CPI, the current rent
calculation is based on the Australian Bureau of Statistics CPI tables.
The ABS “All Groups Quarterly CPI Table by Capital City” table
is utilised.
9. How are market rent reviews calculated?
Lis is not privy to the market review details, as this is not published.
Where rent reviews are market based, LIS has used assumed CPI rental
increases. We are working on a centre specific market review calculation.
10. Why can’t I find the lessee trading
name?
In many cases the lease is registered under a company name which is
different from the trading name of the tenancy. Where the trading name
is also included in the detail of the lease we have provided the trading
name in the reports. Where there is no trading name indicated we have
used the lessee name in which the lease has been registered. Therefore,
it may be prudent to search by shop number if a particular lessee name
you are searching is not appearing.
11. Can I get lease data for other centres
and strips?
Yes, LIS can acquire data anywhere in Australia, please contact us
for a price quotation.
12. Can I order a copy of the lease?
Yes, you can order a copy of a lease by clicking “ORDER” next
to the associated lease record you are viewing. The disbursement cost of
the lease will vary according to which State in Australia the lease
is
registered.
Once you have ordered the lease we will contact you with a quote.
13. Why can’t I print a report?
Printing from the web is specific to the individual settings on each
computer. Generally, if you set the print settings to A4 landscape,
each report should print.

How do I export data to Excel? Exporting the data from each report into Excel is specific to each
individual web browser. However, this functionality should generally
occur by right clicking on the report and choosing “Export to
Microsoft Excel”.

Who can access LIS data?
The data is available on the public domain and is accessible by all members of the community, including but not restricted to retailers, landlords, investors and consultants.
